MY BRIEF & TARGET MARKET – The owners of this apartment invested money in new carpet, blinds, light fittings, resurfacing the tiles on the bathroom walls in a fresh white and updated the kitchen. Yet the apartment lacked sole like most empty spaces. The owners decided to invest in having the apartment professionally styled. The real estate agent determined the target market for this property to be mostly young professionals and first home buyers.

THE RESULTSOLD after first day photographs on the internet and before first open for inspection, for a better than expected price in March 2012.

I chose to style the property with a young trendy feel whilst retaining the mostly neutral colour scheme, which statistics have proven appeals to most buyers.

The apartment had 2 bedrooms a bathroom and its own separate laundry and a good size kitchen. The best part of the property was it boasted windows on both sides of the apartment. However the living area was on the small side and upon entry you almost felt like you walked into the opposite wall, so I used a mirror to widen the space and to reflect some artwork, adding interest. I created a lounge room with a dining space and placed a stylish desk in the main living area showing that there was plenty of space for eating, entertaining and checking your emails. The trick was to use a combination of small and larger pieces of furniture and a lot of interesting accessories.

The styling challenge with the outdoor deck was it was long and narrow and was not really inspiring and I didn’t want this asset to be overlooked as a nice place to enjoy. My solution was to style the balcony with timber benches with a raised table for drinks and nibbles. I used lots of colour in the accessories along with plush cushions, palms and beach towels; it transformed the balcony from a narrow uninteresting space into a nice place to entertain.

The small second bedroom was a bonus and I added to its importance by styling it with a double bed to accommodate overnight guests comfortably.

The use of original artworks in the living spaces and bedrooms always adds a sense of luxury and style.
